Selling Your House At Wholesale or Retail?

Is your house priced at wholesale or retail?

So, you want to sell your house. Are you going to price it at retail or wholesale? Think about when you shop at Costco or Sam’s Club. You are willing to buy the slightly smashed case of (50) boxes of Minute Rice, AND you are willing to bag your own groceries in order to get a reduced price. But, when you shop at the gourmet market, you expect that your shopping experience, your products and your service be impeccable.

It’s the same with your home. If you have stained carpet and chewed up walls and your windows haven’t been cleaned in three years, you can’t price it at the retail level. When selling your home, you have to package the product and price it at the appropriate level. It doesn’t matter whether you price your home at a Costco, Target, Macy or Neiman Marcus level, your home must be at the “top of class” inside and outside in order to attract the best available buyer. You must differentiate yourself from the others.

In my market, the greater Charlotte region, I take my seller on a tour of the homes that are in their competitive set. They have to see for their own eyes what a potential buyer will see. It is important to know how you stack against the competition. Are you retail or wholesale?
